Our monthly maintenance assessment for 2026 has increased to $305 effective January 1, 2026. For additional information regarding the reasons for the increase, please review the Year-End Letter. You are also encouraged to attend the 2026 Annual Meeting. The date, time and location will be communicated through email and U.S. mail.

When is the maintenance assessment increase effective?

The increase to $305 is effective January 1, 2026.
How do I adjust my maintenance assessment amount?

If you use automatic payment through Cornerstone Properties, you do not need to do anything. The update will be automatic.
If you would like to set up automatic payment through Cornerstone Properties, please go to https://home.inframark.com. If you need assistance, you can call the Customer Service Team at (281)870-0585 or write to CustomerCare@Inframark.com
If you use automatic payment through your financial institution, you will need to update the payment amount starting with the January 2026 payment.
If you pay by check or money order you can adjust the amount that you pay on that instrument.

How is our maintenance assessment spent?

Your HOA is responsible for the maintenance of our streets, streetlights, landscaping, waterways, sewers (from the property line to the main), entrance monuments and lighting. Landscaping includes the property along 44th Street and McDonald Drive, as well as desert and turf areas within our community.

Factors affecting increase:
History of low assessments
Over the years our board has strived to keep maintenance assessments as low as possible. As a result, funding for routine maintenance and infrastructure maintenance has not kept pace with both inflation and the community’s requirements.
Inflation
A comparison of inflation rate increase to our maintenance assessment increase demonstrates how the spending power necessary for community care has diminished over time. Restoration of funding levels is necessary to address the expected requirements.

Specific areas of increase for 2026
Reserve plan – infrastructure
The primary factor in the increase in the 2026 maintenance assessment is the adoption of the Reserve Plan. Your board has adopted a multi-year plan to ensure proper maintenance of the community’s infrastructure including streets, streetlights, irrigation, sewer repairs, stormwater management, and entrance monuments and landscaping.
Utilities – Water & electric rate increase
Water rates have increased significantly in the last few years. The increases have been 6.5% in 2023, 6.5% in 2024, 13% in 2025. To control those costs the board has focused on reducing water costs by authorizing a change to the type of sprinkler heads used in the turf areas and addressing leakage by replacing the old and barely functional irrigation systems in the desert common areas.
Landscape – Weed mitigation and arborist
The rapid spread of globe chamomile weeds in the southwest presents a potential threat to the quality of our landscape. Your board has adopted a program to address those weeds. In addition, there will be increased focus on controlling weeds in the turf areas. The continuation of annual pruning to maintain tree health and appearance deeper into the common areas, along with continued need to remove dead trees, have resulted in increased operating expenses.
What is the long-term financial outlook for our HOA?

The Long-Term Budget Estimate Model which was generated as part of the Reserve Study estimates the maintenance assessment increases over the coming years.
To fund that program the board implemented a plan to increase maintenance assessments significantly in 2025 and 2026 and to implement more modest increases in 2027 and 2028. Inflationary increases are projected thereafter.
